Whether or not you find yourself in a multiple offer situation, arriving at an appropriate offer price can be quite challenging. This why I put so much effort into selecting and analyzing only the most pertinent comparable sales data. Automated analyses do not tell the whole story, you need a real estate market analysis prepared by hand with great attention given to selecting, analyzing and adjusting each comparable sale.
This is where the human element of analysis is critical. I personally evaluate current and past MLS data for each comp being considered then hand-pick the appropriate sales and compare them against the subject property similar to the process used by appraisers. Finally, I then review my findings with you and together we zero in on an offer price which is right for you.
