Neighborhood Introduction & History
The neighborhood of Menlo Park (MP) East of US 101 is somewhat isolated from the remainder of Menlo Park. This neighborhood has traditionally been considered the low-income neighborhood of Menlo Park. Recently, however, street beautification projects and a significant reduction in crime have made the neighborhood safer for many residents. The city takes an active interest in East of US 101 and has an impressive number of projects in the works. If you’re looking for affordable housing in a convenient location (with plenty of long-term potential!), East of US 101 could be a good fit for you.
Housing types & styles in the Neighborhood
Housing East of US 101 is mostly comprised of small two- and three-bedroom/one-bath homes, although some now have second baths. A few Newbridge Park homes date from the ’20s, and you’ll also find homes of this vintage in Newbridge just west of 101, but almost all MP homes East of US 101 date from 1946-53. They were built to be affordable, but many have some charm, too. Several apartments and duplexes in are sprinkled among these single-family homes. Due to its humble origins, home values have remained significantly lower here than in other Menlo Park neighborhoods. Schools also play a role in property values and the Ravenswood K-8 district has low test scores compared to most neighboring districts. Often the price differential for a MP home East of US 101 compared to similar homes near Downtown MP can be as substantial as 70% less.
Restaurants & Shopping
For those living in MP East of US 101, the largest variety of shops and restaurants can be found in nearby Ravenswood Shopping Center, Menlo Park, or Palo Alto. MP and PA feature unique and upscale retail shops and restaurants surrounded by tree lined streets. Chains are common here, too, however, affording residents a wide variety of choices. MP East of US 101 has something to offer, too, however! Thanks to the 1991 expansion of the redevelopment agency, a small shopping center opened at the corner of Willow Road and Hamilton Avenue. Finally, Facebook hosts a weekly farmers market in its parking lot on Sundays.
Family Lifestyle, Parks & Activities
Parks, schools, a library and community centers enhance the MP neighborhood East of US 101. Students at Belle Haven School have access to a wide array of enrichment programs, including Boys & Girls Clubs of the Peninsula’s programs, Reading Partners and PlayWorks. Down the street, adjacent to Kelly Park, activities are going on at the Onetta Harris Community Center any night or day of the week. Traditional Aztec dancing, Zumba and karate are only a few of the different classes offered. Oneida Harris Community Center also offers: Health Clinic, Senior Center, afterschool program, basketball league, computer lab, fitness room, children’s and adult classes, and more! Bayfront Park offers nice walking trails while Kelly Park offers a softball field, soccer, swimming pool, basketball court, roller hockey court, and picnic area. Market Place Park, too, has a playground, open grassy field, and walkways. Finally, Belle Haven’s proximity to downtown Menlo Park and Palo Alto affords residents easy access to farmers’ markets, parks, concerts, festivals, nightlife, and a variety of family activities.
